I have used WinReserve every year since 2002 to update the Woodbridge Village reserve study. Woodbridge Village is a master-planned community with over 9,600 homes encompassing 1,700 acres and featuring 41 recreational facilities including two landmark lakes spanned by wood footbridges, 24 tennis courts, 22 pool areas, 2 beach lagoons (with boat docks), multiple parks and much more.

The dynamic sorting parameters included in WinReserve enable us to sort component data by component type, location and responsible department which keeps our reserve study highly organized and as accurate as possible.

I started using WinReserve in 2007 as General Manager at a large-scale gated community with over 1,000 units. Amenities and reserve components include roadways, gated entrances, golf course (including all maintenance equipment), pool area, sport courts and a large clubhouse with restaurant, lounge, ballroom and special interest rooms.

We use Advanced Reserve Solutions, Inc. to complete site visits every three years and rely on WinReserve in the interim to make sure we stay on track. Over time, the association has saved tens of thousands of dollars [using WinReserve] and maintained a healthy reserve fund.

Tidewater Plantation has been managing its reserved capital assets with WinReserve since 2006. In addition to the inventory capabilities of the system, it’s the comprehensive reporting functions that we use most. Specifically, the 30-year projections using the directed cash flow calculation method has enabled us to quickly identify possible future deficiencies and allowed us to adjust our assessments years in advance. As a result, we have never levied a special assessment to the base community and have maintained our reserve percent funded at above-average levels. I started using WinReserve during 2013 when I took over as Director of Finance at Sun City Roseville – a 55+ community with over 3,000 homes. Amenities include a 52,000 sq. ft. lodge with fitness center, club and meeting rooms, library, ballroom, restaurant, lounge, and an indoor and outdoor pool; 27 holes of golf (including maintenance equipment); multiple tennis, pickleball and bocce courts; as well as extensive landscaped and preserved open space.
